I use plain old medicated Chapstick around my nasal pillows or mask area; I found the irritation I had was from moisture and pressure, and the Chapstick lubes and prevents skin breakdown.
However, the problem could also be a contact dermatitis from a chemical or bacteria on the mask. Have you cleaned it and rinsed it well? Or maybe changed cleaning agents, leading to irritation?
