10 year old girl sleep trouble

My otherwise well adjusted 10 year old is experiencing significant trouble getting to sleep, night waking, getting back to sleep, sleep walking and sleep terrors. She is now, after several months, worrying nearly obsessively, about sleeping at night, which of course doesn't help matters. We have used massage, books and music on tape, journaling, Benadryl, hot water bottles and herbal tea. I am trying not to obsess about it myself but am running out of ideas and both my husband and I are exhausted from broken sleep as well. Ideas welcome.
