Joe- this is just pure anxiety...and as such, you need to change your self-talk. You are telling yourself that you can't possibly sleep if there is any noise in your flat, and so...it comes true.
I remember when I was in the throes of my insomnia (I sleep like a baby now) and I would find myself worrying at about 2 in the afternoon that I was not feeling right to be able to sleep that night. It was crazy and obsessive.
If you can learn to let go of trying to set the perfect conditions for sleep, you will get much further. Just try to go through your day and put sleep and worry about sleep out of your mind. Find something to think about when you go to bed at night to distract yourself. Don't let sleep or worry about sleep, or worrying about worrying about sleep be your focus. Live your life.
As simplistic as it sounds, it really is about just letting go...let go of the need to get a great night's sleep and you will have won half the battle. Decide that whether you sleep or not, you will be fine and then you have lessened insomnia's power over you. It really does work. :-)
