trouble falling asleep

My son, who is 12 can't fall asleep in his room. He panics at the thought. He will fall asleep in his sisters room or on the floor of our bedroom. I just can't figure out what the problem is. All three of the bedrooms in our house are on the second floor and are close together. He has been doing this for about 3 years now. At first I thought it was something he would grow out of, but now I'm getting very concerned.
